Cottages Booking Terms and Conditions
We have compiled the following list of terms and conditions to safeguard
your comfort, safety, enjoyment and rights prior to and during yoru
stay at Croan Cottages. Please read them carefully.
These t's and c's are designed to provide both relevant information
and clarity to our guests. While most fall under the heading of "common
sense", we prefer to make explicit the requirements and responsibilities
of visiting Croan, particularly for those unfamiliar with life on
a farm.

Consideration for other guests.
Croan Cottages are an ideal venue for a quiet rural break. With this
in mind we ask all of our visitors to please be mindful of other guests
and their quiet enjoyment of their stay.
Confirming & Securing your booking
A booking cannot be confirmed until a non-refundable deposit of at
least 50% of the booking rate is received.
Making a booking directly online.
A booking made automatically using the online credit card facility,
are subject to confirmation by us. Confirmation will be made by phone
or email as soon as possible after the booking has been made.
Payment
Full payment should be made at least 6 weeks prior to the first night
of your stay.
Arrival times and Check-in
Time is required to allow for the full servicing of each cottage between
guests' visits. With this in mind, The cottages are available from
4pm on the day of arrival and Check-out time is between 9am
and 10am on the morning of departure. We will try to be flexible
with these times where, for example, you have young children and babies.
However this is subject to scheduling and availability. Please discuss
your requirements with us prior to your stay.
It is the guests' responsibility to inform us of an estimated time
of arrival, in advance of their visit, to ensure that keys can be
collected etc. Late arrivals (after 10pm) can be facilitated by prior
arrangemnt.
Damage Deposit
A damage deposit of €100 per cottage will be required on arrival.
Failure to leave the cottage in a clean and tidy condition, breakages
and other misuse of facilities will result in deductions being made
from your damage deposit. The balance of your damage deposit will
be returned on departure or will be send on to you immediately thereafter.
Electricity Charges
Electricity is charged according to consumption. Each cottage's meter
wil be read on arrival and departure and a charge of €0.30 per
unit (kWH) used will be applied.
NØ Smoking
Smoking is not permitted inside the cottages. If you smoke outside
your cottage you must collect your butts. Smoking in your cottage
will result in the loss of your damage deposit.

Supervision of Children
Children must be supervised by an adult at all times.
Extra care should be taken around animals and poultry and in the vicinity
of the pond. Guests are advised that electric fencing is used throughout
the property. Cottages are not fitted with stairgates, socket covers
or other child-proof devices. It remains the reponsibility of parents/guardians
to child-proof their cottage during their stay if required.
Number of persons using the cottage
The number of persons using the holiday cottage is not to exceed the
maximum number allowed for that cottage (2 bedroom cottage - maximum
4 persons. 3 bedroom cottages maximum 6 persons). We reserve the right
to refuse entry to the entire party if this or any of the other booking
conditions are not met. Your party will be asked to leave immediately,
without refund and you will lose your damage deposit, if more than
the maximum allowed persons stay in your cottage during your stay.
Care of the property
A condition of acceptance of any booking is that the guests will take
good care of the cottage and its contents, and that it is left in
a truly clean and tidy state as it will have been found. The care
is to include all furnishings, utensils, crockery and linen and though
you might not be charged for minor breakages, you are responsible
for all damage or breakages.
Pets
Dogs and cats are welcome at all our cottages. However, it is understood
that they are not allowed on any beds and chairs, and must not be
left unattended at any time in the property. Dogs must be kept on
a lead AT ALL TIMES when in the grounds. There should be no nuisance
and annoyance to others staying in the cottages. Damage to property
(including soiling) by your pet will result in a charge for repair
or cleaning being applied.
Cottage unavailable
If for any reason the cottage is not available or has been rendered
unsuitable for holiday letting (e.g. fire damage, over booking) on
the date booked, all rent and charges paid by the guest will be refunded
in full but there shall be no further claim against us.
Access
We are allowed access to the property at any reasonable time during
your stay.
Complaints
Once a guest has returned home it is difficult for us to investigate
complaints of any nature. We ask that any such matters are brought
to our attention immediately and every effort will be made to rectify
difficulties. Regrettably, we are unable to accept claims once a holiday
has been completed.
Website Information
We have done our best to ensure that the information given on the
website is accurate. We cannot accept liability for a breakdown of
any facility at the holiday property which is beyond our reasonable
control (e.g. breakdown of electrical equipment or a problem with
plumbing).
Limitations of liability
The use of holiday accommodation and any facilities is entirely at
the guests' own risk and no liability is accepted for any loss, damage,
sickness or injury howsoever caused which may be sustained during
the holiday to any member of the party, or any car and its contents
or any possessions of the guest.
Changes to bookings by you
If you wish to change your booking after it has been confirmed e.g.
guest names, date changes, etc, we will try to assist but cannot guarantee
to meet such requests. Cancellation charges may apply as set out below.
Reimbursement for unused accommodation during part of your stay cannot
be made.
Cancellation by you
You may cancel your booking by email, phone or post. Bookings cancelled
more than 6 weeks prior to the start date may incur a cancellation
charge of up to 50% of the booking cost. Bookings cancelled within
6 weeks of the start of a stay may incur a cancellation charge of
up to 100% of the booking cost.
You may wish to take out cancellation insurance with your travel
insurance company or with a dedicated provider, such as www.cancellationplan.com
Changes or cancellation by us
We reserve the right to make changes or cancellations after the booking
at any time, although we will endeavour not to make a major change
or cancel the booking within 72 hours of the arrival date. If we have
to make a major change to your arrangements after booking we will
offer you the option of accepting the change or cancelling the booking
and receiving a full refund of any monies paid to us. We do not accept
responsibility for any expenses or costs you may incur as a result
of any change.
In the extremely unlikely event of over booking by mistake or if
a guests booking has been lost for whatever reason, we will pay a
full refund of any monies paid to us and may assist in finding alternative
accommodation. We do not accept responsibility for any other expenses
or costs guests may incur as a result.
Force Majeure
We do not accept liability or pay compensation for any loss, damage
or expense where the performance or prompt performance of our obligations
is prevented or affected by reason of force majeure. Force Majeure
means any event which we could not, even with all due care, foresee
or avoid such as war or threat of war, riots, civil strife, terrorist
activity, industrial action, natural or nuclear disaster, fire, adverse
weather conditions, closure of airports or ports, technical problems
with transport, governmental action and all other similar events.
